A home inspection is limited to visible and accessible conditions at the time of inspection. Furniture, finishes, stored items, weather, utilities, access restrictions and intermittent conditions can affect what may be observed.

Specialist evaluation may be recommended when an observed condition falls outside the inspection scope or requires engineering, environmental, legal, trade or other professional expertise.

The signed inspection agreement defines the service, exclusions and responsibilities for the specific engagement.
